Deed - A recorded legal document showing the ownership of a property.

Deed of Release - A recorded legal document that releases a lien or other claim on a property.

Depreciation - The natural decline in property value due to market conditions or depletion of resources.

Distressed Property - A property which has been foreclosed on.

Dual Agency - In a real estate transaction where a realtor or real estate agent acts on behalf of the buyer and the seller, representing both. In Colorado Dual Agency is NOT allowed and the broker must function as a Transaction Broker.

Duplex - A single-building divided into two units which serve as homes to two families.
