    4 things to know about credit reports

  1. Identifying Information - name, date of birth, social security number, current and past addresses, employers and phone numbers. Verify that this information is correct.
  2. Credit history - You'll find the creditor's name and account number. for each account, you have when it was opened, the kind of credit, whose name the account is in, the amount of the loan, how much is owed, the account status and how well you paid the account.
  3. Public Records - You would like this part to be blank. This isn't your criminal or driving record. This just relates to financial information like bankruptcies or tax liens.
  4. Inquiries - "hard" inquiries are ones you initiate when you fill out your mortgage application. "Soft" inquiries are one from companies that want to send promotional information, like those prequalified credit cards you receive in the mail. Soft inquiries do not affect you credit report. Hard inquiries can lower your credit score, but probably won't.

The Top Ten Mistakes made by First Time Home Buyers

Even with the new Stimulus plan and the $8,000 Home buying Tax Credit many first time home buyers make some common mistakes. 

  1. Not being aware of How Much House you can Afford. - First of all, you need to get pre-qualified by speaking with a competent Mortgage Broker.  Otherwise you may waste time and fall in love with a house you cannot afford.
  2. Not using a Good Buyers Agent (Broker). - Buyer's Agents have a fiduciary responsibility to the Buyers exclusively and should be looking out for your best interest only.
  3. Assuming Foreclosures or Short Sales are great deals. - Just because a previous homeowner trashed a house, or overpaid for it and the bank now owns it does not mean it's a good value now.  Consider repair costs, the lack of a sellers warranty, and the 'as is clause' that most banks use when selling a home to evaluate your financial risk.
  4. Underestimating Homeownership costs. -  Figure on spending 1% per year on upkeep for a home.  Furnaces, lawns, water heaters, all these things cost money.
  5. Failing to budget for Property Taxes. - Again, check with your buyers agent or mortgage broker to make sure these costs are accounted for in your budget.
  6. Expecting your first offer will always be accepted. - Especially with lower priced homes, there may be mulitple bids. 
  7. Skipping the Home Inspection. - Never, Never, Never do this!  You risk saving a few hundred dollars and costing yourself tens of thousands!
  8. Buying too much, too soon. - Once you move in, do not feel like you have to make the house 'perfect' right away.  Make your changes over time.
  9. Not including contigency clauses in your contract offer. - Again, a good buyers agent should be able to take care of these for you and explain them and their need to you.
  10. Letting the Selling agent know your true feelings. - If you talk directly with the selling or listing agent, your jeopardizing your negotiating position and representation options.
