Marketing a house for sale these days is about a lot more than price or a simple MLS listing. Most people begin their home search online and your marketing presence their better be strong. This doesn't mean a highly viewed agent web site, it means the correct terms, keywords, and descriptions online where people will be searching. Proper prcing of a home is a critical factor in any market, but pricing alone is NOT the determinant when selling a home. Price is only one component of marketing.

A few things you need to do to get ready to move your family
    Before you make your relocation move

  • Go through storage areas and toss out any unneeded items.
  • Ask friends to return loaned items such as books, tools, etc.
  • Ask your doctor and dentist to recommend good professionals in your new town.
  • Ask doctors for copies of renewable prescriptions.
  • Find a bank in your new town and open accounts.
  • Arrange to have your children's school and medical records transferred.
  • Close out old bank accounts before you move.

Finding a good real estate agent
The next step is to find a good real estate agent or real estate broker here in Colorado. This doesn’t necessarily mean the agent who sells the most property. Your agent should be ethical, professional, trustworthy, diligent and should specialize in the area where you want to live. Other key attributes are good negotiation skills and a willingness to commit time and attention to your needs.

How to attract buyer’s real estate brokers

In a typical sale, a commission of 6% is split evenly between the buyer’s and seller’s agents. But you can ask that a higher percentage go to the buyer’s agent, or even offer extra money out of your own pocket, so that she’ll steer customers your way. Many brokers can become motivated by the additional offer of a flat screen TV or vacation to sell a home. The home builders have been doing it for years, and some brokers have started to turn to the incentives as well.

What descriptive words should be in your house listing

In a study that dissected the wording of more than 20,000 Canadian home listings from 1997 to 2000 by Paul Anglin, he found that certain words had a great effect on a listings sale price and the time the home took to sell. Words that denoted “curb appeal” or general attractiveness helped a property sell faster than those that spoke of “value” and “price”. Homes described as “beautiful” moved 15 percent faster and for 5 percent more in price than the benchmark. “Good value” homes sold for 5 percent less than average.

Homes with listings using the words “must see” had a statistically insignificant impact on the number of days they took to sell. Listings where the word “landscaping” was heralded sold 20 percent faster, and homes in “move-in condition” took 12 percent less time to sell than the benchmark, although the study showed “move-in condition” had an insignificant impact on the sales price.

Owners use listing language to convey how serious they are about selling. Some words work better than others.

Listings in which the seller said he or she was “moving” sold for 1 percent less in price compared to 8 percent less when the seller was “motivated”.

Descriptions of housed that indicated an obvious problem – such as “foreclosure”, “as-is” and “handyman special” – drew substantially lower sales prices.

Words that suggested desirable attribute – “granite”, “maple”, “gourmet” – translated into a higher sale price, the study found.

Positive and factually verifiable comments such as “golf” or “lake” drew increased sales prices; other presumably positive comments regarding new paint or new carpet brought lower ones.

Tips for selling your home in a buyers market

Colorado’s housing market is currently correcting itself to a more normal level after several record setting years, but it’s still a buyer’s market.

First impressions are critical, so your homes exterior must be impeccable. If your home needs painting, it’s worth the time and money. Be certain the lawn is mowed, leaves are raked, and the trees and shrubs are trimmed. Clean up any children or pets toys from the yard.

Inside, it’s important to store personal items and get rid of clutter and too many furnishings that can make rooms look small and cramped. Also, let the light in. Open the blinds and drapes so your home will have a naturally bright, appealing environment.

Also, cats and dogs can ruin a home showing, so try to place them with relatives or a good kennel. And clean out closets and cabinets as well. If they are crammed full, it looks like there is hardly any space. Every room needs a purpose, so don’t make a prospective buyer guess. If it’s a den, put the ironing board away. It can also be helpful to have fresh flowers placed in strategic locations, and formal place settings in the dining room provide a nice look.

Clean your garage, placing everything on shelves so the floor is clear of everything but the cars.

To compete in a buyers market, it is important that properties are priced right, that the condition is excellent, and that the home is readily available for showings.
